Architectural Guidelines
ARCHITECTURAL GUIDELINES from the COVENANTS

The Architectural Compliance Committee (ACC) must approve plans for any fence, wall or any other structure, as well as any improvements, alterations, excavation or changes in grade or other work which in'any way alters any lot or home. WRITTEN APPROVAL must be given before any of these changes can begin.

All homes must have a concrete driveway.

All homes must have dusk to dawn lights with photocells installed and maintained in the front yard and approved by the ACC. This excludes homes built by Schrader which were built with photocells in the lights ON the houses. These, too, must be maintained.

All homes must have the same type, style and size mailbox and post.

Any lot which borders on the lake may have only a wrought iron or fence or similar material. These fences must be approved by the ACC also.

All lots and dwellings are for single family use only.

Nothing shall be done or kept on any lot or in any home or on any common area which would cause the insurance rate to go up or be cancelled either on the Homeowner's policy or the CPHOA policy.

Any sign, awning, canopy, shutter or other attachment or item cannot be affixed to or be placed upon the outside, on roofs or any other part of a home without ACC approval.

Pets, such as dogs, cats or the usual household pets may be kept in a home provided it DOES NOT CREATE A NUISANCE.

All rubbish, trash or garbage shall be stored on the property in enclosed sanitary containers which must be regularly removed from the premises, and shall not be allowed to accumulate.

No business for profit shall be conducted or practiced on the "REAL ESTATE".

No boats, campers, trailers of any kind, busses, mobile homes, recreational vehicles, trucks (larger than 3/4 ton), motorcycles, minibikes, or mopeds shall be permitted, parked or stored anywhere within the REAL ESTATE unless stored completely enclosed within a garage.

No vehicle repair shall be done on the REAL ESTATE unless completely enclosed within a garage.
