Motion: Whereas the COVENANTS prevent large wooden fences around lake homes, and Whereas the COVENANTS are silent on privacy screens and the distinctions thereof, Be It Resolved that the following definition of a fence be adhered to by the Architectural Review Board (ARB): A privacy screen is defined as any construction whose essential function is merely to separate, protect, seclude, or conceal, but not to support or enclose. The construction made of wood, vinyl, or a combination of both must not exceed the maximum dimensions of 6 ft in height and 8 ft in length and can not be located any farther forward than the furthest back corner(s) of the dwelling. The privacy screen will only be approved when the intended use is in conjunction with approved pools and/or hot tubs. Approval for a privacy screen from the ARB requires completion of the Homeowners Request for Exterior Change form as well as written consent (must be signed and dated) from each adjacent neighbor who will be affected by the screen.
